Springtime is generally agreed by those in the housing industry to be the best time to sell your house.

The months of March, April and May are often associated with moving because these months see warmer weather, lighter evenings and blooming gardens. This in turn brings an increased number of house hunters looking to move. So if you’re thinking of selling in Spring, now is the perfect time to start preparing your home for potential buyers. We’ve prepared a list of our top tips for selling during Spring.

  1. Spring Clean – They don’t call it a Spring clean for nothing. Put simply, clean homes sell faster. Of course, buyers are aware that all of your belongings will be gone when they move in but if your home isn’t clean and tidy, this might subconsciously put off potential buyers. So, pack up the Winter wardrobe, clean the windows inside and out, polish the mirrors and have a general de-clutter. This not only makes your home more attractive but helps prepare you for your move!
  2. Don’t forget about the Garden (if you have one) – Kerb appeal is real and first impressions count so focus on the outside too. Mow the lawn, power wash the driveway and plant some colourful flowers.
  3. Make those Home Improvements – We all know that big tasks are sometimes hard to tick off the to do list. Life is busy but if you want to sell your property quick now is the time to fix the broken garden gate, the sticking back door or anything else you’ve been putting off.

    • Checking your title – Presuming your property is registered at the Land Registry, we can download a copy of your title deeds, review it and make you aware of any potential issues. If your property is unregistered, we can assist with checking the unregistered deeds and drafting an Epitome of Title which is required on all unregistered sales.
    • Checking your Energy Performance (EPC) is valid – EPCs are valid for 10 years and required on most properties so if it turns out your EPC has expired, you will need to commission a new one. We can check the status of your EPC and recommend people to help with a new one.
    • Completing initial forms before you market your property – You will be required to complete a Property Information Form and a Fittings & Contents Form which contain lots of information for potential buyers. These are quite lengthy forms so completing them before you market the property will help avoid delays once you have accepted the offer.
