Marissa Purnell
Marissa is an Associate Solicitor in our Residential Property Department. Marissa joined Biscoes in 2017 and qualified as a solicitor in August 2019.
Marissa can advise on:
- Freehold and Leasehold Sales – carrying out all aspects of the conveyancing process, including redeeming mortgages, dealing with enquiries raised by buyers’ solicitors, and liaising with landlords/managing agents to obtain necessary information when the property is leasehold.
- Freehold and Leasehold Purchases – carrying out all aspects of the conveyancing process, including raising enquiries, advising and reporting on search results, dealing with mortgage offers and liaising with lenders, advising and reporting on leases and title issues, and registering the property at the Land Registry.
- New Build Purchases – carrying out all aspects of the conveyancing process, raising specific new build enquiries, dealing with mortgage offers and Help to Buy ISAs, advising and reporting to clients on all the information regarding the property and development, and registering the property at the Land Registry.
- Re-Mortgages – new mortgages or replacement mortgages on existing leasehold or freehold properties.
- Equity Release – meeting with clients to advise on the equity release mortgage offer, liaising with the lender’s solicitors, and dealing with any mortgage conditions.
- Legal Charges – drafting and registering legal charges to provide security for monies loaned, ensuring repayment occurs when the property is sold.
- Changing Ownership Arrangements/Transfers of Equity – this includes owning property jointly with someone and transferring into your sole name when they pass away (where the transfer is not automatic under the survivorship rules), separating couples with one buying out the other, and gifting a property to someone else, either a family member or a loved one.
- Adverse Possession of Land – applying to the Land Registry to claim ownership of land based on occupation rather than deeds and documents.
- First Registrations – applying to the Land Registry to register a property for the first time, including where title deeds are lost.
